Through this package we offer an architect led service with the emphasis on putting in place the correct information and documentation to enable the relevant applications to be submitted. This package is aimed at home extensions and new builds where the emphasis is on reducing costs and adding value; included in this pack is:

Planning Application

We will scope the application and advise on the need for planning (do the works fall within permitted development); outline the type of application required and timeframe for consultation and anticipated date for receipt of planning approval. Included within this package will be:

  • Development of Designs and Preparation of Planning Application Drawings.
  • Allowance for 2No meetings with the Planning Authority.
  • Protected Species Form (as required)
  • Conservation area Consent Application (as required)
  • Design and Access Statement.
  • Completed Planning Application Forms (the application fee is not included within our costs).

Building Regulation Application

Building Regulations are series of design standards to which the new works must comply, these control issues such as thermal performance, ventilation, structure and drainage solutions. We can manage the liaison with building control to ensure that all of the relevant paperwork (the application fee is not included within our costs) are completed and submitted for approval and that the finished works are signed off by an approved ‘Building Control Officer’ or ‘Approved Inspector’.

At this stage there may be a need for supplementary information and we can advise on the need for any additional studies and/or consultants; these may include:

  • Party Wall Agreements
  • Structural Calculations
  • Water Authority Build Over Agreements
  • Ecological Reports (eg Bat/habitat surveys surveys)

If this is an area that you feel you would like to manage yourself, or leave your builder to manage, we will be more than happy to be on hand to offer assistance.

6 Building Regulations

Submission and monitoring of Building Regulation applications
