Process: Building Regulations

What happens during the building regulations process?

Once planning approval is secured, we prepare the detailed technical information needed to demonstrate compliance with Building Regulations. Your planning drawings are developed into a coordinated technical design covering structure, drainage, wall, floor and roof build-ups, and construction details.

We work with key consultants, such as structural engineers, energy assessors, and civil engineers to ensure the design performs as intended and meets all regulations. Together, this forms the Building Regulations package, submitted either to a private Approved Inspector or the Local Authority’s Building Control department.

Building Control review the submission and may request clarification or updates. We manage that process, handle queries, and coordinate revisions until full plans approval is issued, confirming your design is compliant and ready for the next exciting stage.

How we support you

We coordinate the full process, acting as the link between consultants to keep everything aligned and consistent with your approved design. You’ll stay informed throughout, with clear explanations of technical decisions and regular updates on progress.

If Building Control ask for further details, we respond quickly and keep things moving. This stage is also where we refine the finer details, ensuring the design is practical, coordinated, and ready for tender.

Why this stage matters

Building Regulations define how your project will actually be built, from the structure and materials, to energy performance and sustainability.

A well-prepared Building Regulations package ensures compliance, reduces risk, and gives confidence that the design is buildable, efficient, and ready to progress smoothly towards construction.
