What happens during the tender process?
Once we reach the tender stage, we work closely with you to refine every detail of your home. This is where we move beyond the big ideas and focus on the finer points. From the style of your internal doors and the placement of your light switches to the layout of your bathroom, we’ll discuss your design ideas in detail. Our role then is to translate your preferences into clear, detailed drawings and specifications that communicate exactly what you want to the builders who are tendering for your project. The aim is to provide enough information so that builders can offer accurate and transparent costs.
We will manage the tendering process by issuing all documentation to our network of approved contractors. If you don’t already have builders in mind, that’s absolutely fine! We typically approach at least three trusted contractors to ensure you receive competitive and comparable quotations.
In addition, we will obtain quotations from contract administrators who will handle the formal agreement between you and your chosen builder and oversee the contract throughout the construction phase.
How we support you
You don’t need to have every answer before we start. To guide the process, we’ll provide a bespoke tender questionnaire for you to complete. This helps us understand which aspects of your project are already clear in your mind, and where you’d like us to make recommendations.
The questionnaire also highlights elements you may not have thought about yet, ensuring nothing important is overlooked. It’s our job to help you consider every aspect at this stage so the design and cost planning are as accurate as possible.
Alongside this, we’ll hold a series of tender workshops. These are informal working sessions where we’ll review specific design elements with you. These sessions allow us to present ideas, test options, and refine your vision further. We’ll challenge and develop your brief to make sure the finished home not only meets your expectations but exceeds them.
